According to new July housing data from the Greater Capital Area Association of REALTORS (GCAAR), the average number of days a home stays on the market in Montgomery County, Maryland, and Washington, D.C. has risen to 31 days, a 35% increase over the five-year July average of 23 days.
The median price at which residential homes sold in July was $665,000, which was 2.6% higher than in July 2024 and 0.5% lower than in June 2025. Concurrently, the GCAAR-represented region saw a 13.5% month-on-month decline in new contract activity, with 1,434 new pendings, and a 9.7% month-over-month decline in total pendings, including new contracts and contracts carried over from June 2025, to 1,774. In addition, the region’s supply decreased 3.8% to 4,483 active units from 4,662 previous month.

GCAAR President Samantha Damato stated, “The trend we’ve seen over the past two months continued into July, with lower sale prices and fewer homes hitting the market.” Additionally, those properties that are for sale are remaining on the market for longer.
