New Dunkin’ Will Be Part of Rockshire Village Redevelopment Near Wootton High School

Earlier this month we let you know that EYA, a Bethesda-based real estate development firm, has closed on the former Rockshire Village Center site in Rockville, marking a key step in its plan to redevelop the long-vacant 7.3-acre property into a mixed-use neighborhood featuring 60 homes, 5,200 square feet of retail space, and community-focused amenities. Now we know that Dunkin’ will be a part of the redevelopment.


The project, set to begin construction in August, emphasizes pedestrian connectivity, open space, and affordable housing, with 15% of homes designated as Moderately Priced Dwelling Units (MPDUs), and is part of a broader trend of retail to residential redevelopments in the DC region. The upcoming Dunkin’ will be located at 2401 Wootton Pkwy, according to current plans (the address may change once the area is redeveloped).

“For years, this site has sat dormant within a thriving community. We worked closely with the city and community to transform this outdated commercial site into a vibrant, walkable neighborhood,” said Aakash Thakkar, Chief Acquisitions Officer at EYA.
